Located in the heart of Almaty, the New Line project redefines an underused central area into a vibrant and inclusive urban environment. The development site forms a strategic connector between Baitursynov Street and Honoré de Balzac Street, threading through a previously fragmented residential district.
Within walking distance lie some of the city’s key cultural and civic landmarks – the Botanical Garden, Yesentai River, Drama Theatre, Satbayev Technical University, Republic Square, and City Hall. Despite its prime location, the site had long remained disconnected and underdeveloped, lacking coherence and public engagement.
Commissioned by a leading Kazakh developer, the project introduces over one kilometer of new urban fabric, revitalizing the area through human-centered design, mixed-use activation, and integrated mobility systems.
The concept transforms a steep natural terrain – with a 25-meter elevation difference – into a multi-level pedestrian network of bridges, terraces, and plazas. This topographic feature becomes the project’s identity: it generates visual diversity, shaded microclimates, and panoramic views, while ensuring barrier-free access through elevators and ramps.
Ground floors host cafés, galleries, and retail spaces, bringing life to the street and reinforcing a sense of urban continuity. Courtyards are pedestrian-only and raised above street level, offering safe, car-free environments. Underground parking serves all residential and business facilities, preserving the surface for greenery and public use.
The master plan introduces a rich housing mix – from multi-storey apartments to urban townhouses, woven into the existing structure. This diversity supports social inclusion and a flexible lifestyle model.
By transforming neglected terrain into a lively, layered public realm, New Line sets a benchmark for sustainable urban regeneration in Almaty – an environment where architecture, landscape, and community coexist in balance.
