ATTALI Residential, located in Escazú, San José, Costa Rica, is conceived as a sensitive architectural intervention that establishes a direct dialogue with the existing forest. Set on an approximately 11,000 m² site with 7,000 m² of built area, the project responds to the natural character of the property by integrating the existing vegetation as a fundamental element of the design. The preservation of mature trees creates a private, comfortable, and environmentally responsive setting, while strengthening the connection between architecture and nature.

The residential units, each approximately 256 m², are carefully designed to maximize natural daylight, cross ventilation, and visual connection with the surrounding landscape. The volumetric arrangement allows each residence to open toward the forest and panoramic views of the city, creating carefully framed vistas and a continuous relationship with the outdoors. Underground parking minimizes the visual impact of vehicles, freeing the surface for landscaping, pedestrian circulation, and communal outdoor spaces.

ATTALI’s common areas are conceived as an integrated wellness experience. The Co-working Lounge provides a calm and flexible environment for working, meeting, or socializing, while maintaining a close relationship with the natural surroundings. Expansive gardens become tranquil spaces for relaxation and contemplation, reinforcing the sense of retreat within the city. A dedicated Fire Pit creates an intimate gathering point for residents, offering a warm and inviting setting for evening conversations and social encounters.

Sustainability is one of the project’s core principles. ATTALI incorporates advanced environmental strategies, including solar panels, water treatment systems, and high-performance thermal and acoustic insulation. The careful selection of sustainable, durable, and healthy materials further reduces the project’s environmental footprint while enhancing indoor comfort and long-term quality of life.

Architecturally, the project is defined by a contemporary expression that balances solidity and transparency. Exposed concrete becomes a distinctive material language, emphasizing the relationship between structure, landscape, and space. Organized across four levels, the building’s composition responds to the topography and natural setting while maintaining a refined and timeless character.

ATTALI ultimately establishes a contemporary residential model in which architecture, nature, sustainability, and wellbeing coexist. Rather than imposing itself on the landscape, the project seeks to become part of it—preserving the existing forest, framing the city views, and creating a distinctive living environment deeply connected to its natural context.
